The Buying Process
Buying a new home can be an overwhelming process, particularly when considering the extensive legal work and financial costs involved.
Here at Regal Homes, we know exactly how daunting this can be. So when you are dealing with our sales team please be assured we will offer all the necessary support required to make this process run as smooth as possible.
As soon as your offer is accepted, we will require a £500 reservation fee. This fee allows us to withdraw the property from the market and reserve it under your name.
If there is an opportunity to buy off plan, we will arrange a meeting to run through all aspects of the build; plans, costings and specifications, in addition to answering any queries you may have about the buying process.
(Please be aware that buying off plan can often mean the property completion date is 3-9 months after reservation.)
An Independent Mortgage Advisor may have access to more attractive interest rates and products than those offered by direct lenders. We are able to recommend a reputable Advisor, who will be qualified to assist with both your Mortgage and ‘Help to Buy’ applications.
Instructing a solicitor
You will also need to appoint a solicitor, who will transfer the legal ownership of the property into your name. If you do not have a solicitor, we can recommend a local one who has the necessary knowledge and experience.
Exchange of contracts.
Once your solicitor is satisfied with all the required legal documentation and when you have received your mortgage offer. You will be ready to sign the draft contract. At this stage you will need to provide your Solicitor with your deposit and to instruct them to exchange contracts.
Tailoring your property
Between the exchange of contracts and the completion date, we can provide you with the opportunity to make some decisions regarding the finish of your new home; ensuring you are 100% happy with your property on moving day.
Completion and Handover
Legal completion takes place when the balance of the purchase price monies has been received by Regal Homes. On this day, our team will provide you with the keys and the all-important handover pack, which contains all you need to know about your new home.
In line with our ethos, we will continue to be available for assistance after we have given you the keys.
Regal Homes provide a 1-year warranty for general defects and you will be given the opportunity to produce a snagging list after completion.
On receiving your snagging list, we will instruct the relevant trades to carry out any necessary work.
Your property will be covered by a ten-year guarantee. This documentation will be given to you via your solicitor on completion.
